Because the schoolhouse is listed on the National Register of Historic Places, and is a National Historic Landmark, all work should follow the Secretary of the Interior’s Standards. The application of these standards should act in support of Chapter 6 – Evaluation of Significance and the Period of Significance, as determined in this chapter. In particular, the following references should guide the preservation process:

 

a.       The Secretary of the Interior’s Standards for the Treatment of Historic Properties.

b.      The National Parks Service Preservation Briefs 1-42 (as applicable).

 

Conservation Recommendations:

 

a.       Site: $4,200 includes land grading and access ramp.

b.      Exterior and Framing: $38,500 includes exterior painting and repair/replacement of wood siding & trim; windows; roof covering; front door.

c.       Interior: $41,000 includes new ambient lighting and controls consistent with period-style appearance for mid-1800’s schoolroom conditions; vents and floor access for new heating and cooling system; new interior storm windows consistent with period style, but including sun control and shading control; interior painting; period style school benches.

 

Functional and Programmatic Recommendations:

 

a.       $30,000 includes concrete vault and connection to schoolhouse for heating, cooling, electric; new heating and cooling system; new electrical service; new landscaping on front side of building with period plantings; site work including pavement for access and parking.

 

Additional Costs:

 

          a.  Construction Contingency (15%) -- $ 17,055

          b.  Contractor Fees (12.5%) -- $ 14,200

          c.   Performance Bonds -- $ 5,000

          d.  Contractor General Requirements -- $ 20,000

          e.   Permits and Fees -- $ 700

          f.    Architectural/Engineering Fees (7.2%) -- $ 7,400

          g.   Reimbursable Expenses -- $ 5,500

 

           Total Additional Costs $ 69,855

         

Total Project Cost: $ 183,555
